Ohio Real Estate ? A Changing Market Scenario

Ohio Real Estate ? A Changing Market Scenario

The state of Ohio with its vast population has something to please everyone; be it job or outdoor recreation. The big cities like Columbus, Cincinnati and Cleveland are considered as gems in Ohio.  The state is actually redeveloping its big cities with energized economy. Overcoming the evils of recession, this state is an ideal destination for the typical hard working folks. And just like every other industry in Ohio, real estate too is undergoing some major changes.

Since 2006 Ohio real estate market has experienced downfall that has forced many homeowners to sell their properties suffering heavy losses due to foreclosure. However, this economic fall in Ohio was not as drastic as it was experienced in other states of the country. And the only reason behind this was that fact that Ohio never experienced enormous increases in its real estate values during the real estate boom years. It always had steady growth and therefore there was no dramatic freefall in its price decreases.

Presently, the Ohio real estate market is once again changing; and this time it’s for the best. The state bores many evidences of economic turnaround – home sales in its major cities are seeing small increases in property values. The government too is encouraging the first time home buyers to invest in Ohio real estate market by offering money in the form of tax incentives.

Apart from tax credits there are several other reasons why you must consider investing in Ohio real estate. The first is of course its numerous foreclosure listings. In fact, it is a great source for finding suitable properties at affordable prices. And it is needless to say that the prices of foreclosure homes are generally much lower than their real market value. Moreover, Ohio foreclosure listing includes all kinds of homes ranging from Columbus condos to suburban homes to rural farm houses.

Though foreclosure homes are someone else’s misfortune, they are good business opportunities for the real estate investors. In fact, some of the Ohio foreclosure listings come with financial incentives and some local and governmental programs can also assist you in buying foreclosure homes.

Foreclosure or not, once you have decided to invest in Ohio real estate you must have a clear understanding of the present market trends. This will help you to decide whether or not you are getting a good deal on your quest for a property in Ohio.  And a good way to do this is to appraise the neighborhood.  For example, to evaluate Columbus homes for sale check out the value of similar properties in the same neighborhood. While investing in Ohio real estate find out whether or not the property needs renovation. If yes, make an estimate of the total costs and ask the seller for a lower asking price.

Generally, all these procedures are quite complex and involve a large amount of paperwork. And if anything goes wrong while drafting the paper you may even land up with legal hazards, not to mention the waste of your time and money. Therefore, it is recommended to hire an Ohio real estate agent to ensure smooth dealing with your venture. These agents can actually help you in numerous ways from finding a suitable property to generating its background check and from making a reasonable offer to the sellers on his/ her asking price to help you become pre-approved with a lender.

e-Learning Leader to Offer Online Training to Rural Ohioans

Columbus, OH (PRWEB) February 12, 2007

e-Learning and organizational development corporation, MindLeaders (mindleaders.com) has announced collaboration with Connecting Rural Ohio (CRO), a grant-funded program lead by The Ohio State University Office of the Chief Information Officer (CIO) and the Ohio Supercomputer Center. The broad collaboration between MindLeaders, higher education, public and private organizations is designed to bring high tech skills and business training to remote areas of Ohio.

Alan Escovitz, Director of External Affairs, Office of CIO, Ohio State University said, “MindLeaders participation allows us to offer hundreds of e-Learning courses on everything from basic computer literacy skills to sales training.” Escovitz explained that lack of training and educational resources in rural areas results in limited career choices. “By bringing an extensive e-Learning course catalog to rural areas at no cost to the community, CRO and MindLeaders are providing Ohioans with the training and education needed to find high demand, well paying jobs.”

The courses will initially be available to residents of Vinton, Ohio, located in Gallia County.

The CRO project is part of a broader effort by various agencies and groups in the Central and Southeastern Ohio region to link instruction and learning, teachers and students, schools, homes and businesses via broadband Internet connectivity. In addition to the MindLeaders courses, residents will also have access to the Ohio Learning Network’s “E 4 ME” course, a free course designed to introduce students to the fundamentals of online and distance learning.

The individuals and institutions involved in this outreach initiative provide intensive consultation services and expertise to address current technological and management issues facing rural communities that are working hard to change years of economic and population decline in one of the most distressed regions in the country.

According to Bob Dixon, Ohio State’s Office of the CIO Director of Emerging Technologies, and of OSC, the addition of MindLeaders “adds online job training and professional development courses” to the program, allowing users in remote areas to stay current on business skills, learn new software programs and prepare for job interviews, without commuting to a college, university or training seminar.

“MindLeaders e-Learning courses cover topics that could help program participants get better jobs, advance in their current careers and learn important new technology and professional skills,” Escovitz adds.

“The Connecting Rural Ohio program benefits all of Ohio,” Carol Clark Founder and Chairman of MindLeaders said. “This program provides rural Ohioans with access to information, news and technology that those of us in more populated areas take for granted. MindLeaders believes in this program and are happy to offer our e-Learning through CRO.”

MindLeaders e-Learning course library includes technical, desktop, web design, professional development, certification and career development courses, all delivered online. Many of the online courses are recognized for continuing education units (CEUs) by colleges and professional associations.

Ohio Schools Give Potential Teachers Many Choices

Ohio Schools Give Potential Teachers Many Choices

Each year Ohio Schools issue an end of the year report announcing the board approved priorities for the next academic year. The number one priority on the 2006-2007 End of Year Report for Ohio Schools was Educator Quality. According to the report, the board and administrators feel that the recruitment, professional development, and retainment of high quality teachers are critical to a school’s success. That’s not a statement that anyone is likely to debate. So the really question is: what are the Ohio Schools doing to address this concern?

With a huge diversity of urban districts, from Columbus to Cincinnati, Ohio Schools are challenged to meet national standards and find quality educators to help do that. Columbus is a great example of how Ohio Schools are facing significant obstacles: they have a 30% mobility rate among their 11,000 students. Finding good teachers willing to teacher in “high-risk” schools is always a problem. Here are some of the solutions the Ohio Schools’ Board of Education intends to try.

SIR, YES SIR

A federally funded “Troops to Teachers” program gives retired and separated military personnel a stipend to obtain certification. Ohio Schools currently benefit from 270 teachers who have utilized this program. Of those, 67% are teaching in high needs Ohio Schools. Administrators hope that the ex-military teachers will appreciate the ease of moving into a civilian job, and that students will respond to the military background of these non-traditional teachers.

FOLLOW YOUR OWN PATH

Military personnel aren’t the only prospective teachers that enter Ohio Schools through alternative routes. As the Ohio Schools seek qualified teachers, many administrators are happy to meet highly qualified applicants by altering certain requirements. Since the Alternative Education License was created in 2000 over 1,900 teachers have entered Ohio Schools using this route. 48% of those are currently teaching in high need schools.

But how do Ohio Schools’ administrators ensure that these applicants are qualified? Surely, it would defeat the purpose to bend the rules and end up with less qualified applicants. That is the reason for the Credit Review Board (CRB). Here is how it works. Imagine that a foreign applicant wishes to teach his native language for Ohio Schools. The CRB would ensure that he meets the qualifications, although he would not have met the traditional requirements.

Finally, the Ohio board approved further use of TeachOhio Diversity Grants. These award Ohio colleges and universities with funds to create alternative education programs for teachers of adolescent math and science. The goal is to recruit, prepare and send these students to teach in the high need Ohio Schools.

Creative approaches to recruiting and hiring great teachers is high on the agenda of Ohio Schools for the upcoming year. The message is that “Teachers Matter”. How effective will all these alternatively qualified teachers be? That’s just what Ohio Schools are hoping to find out.

Pheasant Hunting, Ohio – List Of Top Bird Hunting Locations In Ohio!

Pheasant Hunting, Ohio – List Of Top Bird Hunting Locations In Ohio!

While Ohio may not top a pheasant hunter’s list of places to hunt in his lifetime, with preservation efforts and new hunting land popping up everywhere in recent years, it is fast becoming a Midwest pheasant hunting destination.

While the top places for upland bird hunting are usually South Dakota, Kansas, Alabama, and others, Ohio has seen a resurgence in this popular sport. Previous to this the only sportsmen hunting pheasant in Ohio were Ohio natives themselves. With one out of every seven people hunting or fishing in Ohio, many local economies have come to depend on the sportsmen for their livelihood. There are 33,015 jobs supplied directly by Ohio sportsmen, which is more than what Ohio State University provides at 26,000. The jobs sportsmen provide equal to 3 million dollars worth of salaries and a state tax revenue of 9.5 million. To add to that, Ohio sportsmen spent .7 billion, which exceeds the combined receipts of the films Titanic, Star Wars, and E.T. at .49 billion.

To help maintain a healthy pheasant population, Ohio recently released more than 15,000 pheasants in 29 public hunting areas. Ohio pheasant season also remains open later than most, into January. The state has also added an additional 5,000 acres of hunting land available in the state’s southeast region. This is also good news for Ohio turkey hunters who gained 15,896 acres in Vinton Country as a working forest and outdoor recreation area.

Southeast Ohio is home to Hocking Hills, a great hunting destination not just for the pheasant population, but also for the striking landscapes, woodlands, and various vegetation and outcroppings. Some of the best spots to take advantage of this scenery are Zaleski State Forest, Tar Hollow State Park, Wayne National Forest, and Hocking State Forest. With meandering trails, soaring cliffs, hidden caves, and more than 10,000 acres for the hunter to take advantage of, Ohio is a first class hunter’s paradise. An Ohio pheasant hunt also makes a great weekend trip as it’s so centrally located to many of the Midwest states.

Be sure to check local hunting regulations and license requirements while planning your trip to Ohio pheasant country. Bag limits change from year to year, as do specific dates pertaining to hunting season. As always, exercise safety and caution when out in the field; be sure to wear orange visible to other hunters, and for those under the age of 15, an adult 18 years or older is required.
